There are several running affordable housing schemes in Haryana but here we are going to cover the two in the Millennium City, i.e. Gurgaon. Raheja developers and HCBS developers have launched affordable housing schemes on the outskirts of the city on Sohna-Gurgaon road.

Both the developer are offering 1BHK and 2BHK flats in the schemes in collaboration with Haryana Government. The so called affordable housing schemes are launched under the affordable housing policy of Haryana Government in which some certain govt. charges are waived off to make the homes more affordable.

Here we are comparing Raheja Krishna housing scheme with HCBS sports ville in the city and which one would be better for you to invest in, based on the two most important factors, location and cost.

Location
However both the scheme are located in Sohna but the HCBS sports ville clearly has the locational advantages when it compares to the proximity with the Gurgaon. Sports ville is located on the main Sohna-Gurgaon road near GD Goenka World School in sector 2 and 35 while Raheja Krishna housing scheme is located within the city in sector 14 which is also a good location, just about 4 Kilometers from under construction KMP expressway. The Krishna housing project is located near the Raheja Aranya, a 163 acre integrated township in the city.

Verdict: HCBS Sports Ville is the clear winner in terms of location

Area and Cost
The type A 1BHK flat in Raheja Krishna is available for Rs. 15.24 Lakh with an approximate area of 414.37 square foot. 2 BHK type A flat in Krishna housing scheme is available at Rs. 23.20 Lakh with an area of 630.85 square foot. While on the other side HCBS sports ville offers Type 1 1BHK flats at starting price of approximately Rs. 12 Lakh with carpet area of 324 square foot along with balcony of 67 sqft taking the total to about 391 sqft. So, is it worth to pay about 3.5 lakh more for 24 squre foot in Raheja, well no. When comparing 2BHK Typw A flat, the area in sports ville is just 15 sqft less but the cost is less about Rs. 4 Lakh. The cost difference is just too high in context with the difference in area, however a lot may depend upon the floor plan.
Verdict: HCBS Sports Ville is again the winner.

The payment terms for both the schemes are same, the applicants have to pay 5% of the cost as the registration amount, 20% at the time of allotment and rest 75% in 6 equal installments over a period of three years without any interest. The application form cost of Rs. 1000/- is also the same for both.

Another thing that can be considered while choosing the right scheme is the floor plan. Now, it depends upon the individual’s choice. You can view the floor plans of both the scheme and decide it yourself.

Final Verdict: HCBS Sports Ville is recommended over the Raheja Krishna housing scheme, but before you decide, visit the site and collect more details.

  1. Raheja affordable housing is in a Township of 165 Acre -Aranya city and HCBS were local goons used to grab land for DLF & BPTP there credentials are on toss.
    Kindly see the surrounding development as well.

  2. According to Affordable housing policy 19th August, 2013 NO. PF-27/48921.

    (iii) Parking Norms:
    a. The parking space shall be provided at the rate of half Equivalent Car Space (ECS) for each dwelling unit.
    b. Only one two-wheeler parking site shall be earmarked for each flat, which shall be allotted only to the flat-owners. The parking bay of two-wheelers shall be 0.8m x 2.5m unless otherwise specified in the zoning plan.
    c. No car parking shall be allotted to any apartment owner in such projects.
    d. The balance available parking space, if any, beyond the allocated two-wheeler parking sites, can be earmarked as free-visitor-car-parking space.
    e. Additional parking norms and parameters, if any, can be specified in the zoning plan.

  3. your comparison is biased towards hcbs sports ville since you have not taken the balcony area of raheja into a/c which is 64.58 & 99.61 sq. ft. for the respective category thus yr comparison is misleading the investors.pl give yr clarification to clear the doubt. thanks.

    • Dear PC Sharma, we are not in any way associated with Raheja or HCBS, hence there is no reason to write a biased review/comparison.

      We’ve already clarified at the end of comparison to first visit the actual site before deciding.

      Coming to the balcony, the HCBS flats also have balcony of almost 55sqft and 90 sqft in 1BHK and 2BHK respectively.

  4. After successful allotment at Raheja Krishna housing , Can I refuse the allotment ?
    Will the 5% registration amount be refunded ? Need your advise ?
