Gurgaon: Krishna Affordable Housing Scheme By Raheja Developers

Krishna Housing Scheme 2014 has been launched in Gurgaon under Haryana Government affordable housing policy. General applications are invited for booking of Residential Apartments developed by Raheja Developers in the affordable housing scheme to be proposed to be as per terms and conditions of the affordable housing policy prescribed by the Haryana Government Town & Country planning Department.

Raheja Developers has come up with one more housing project “Krishna Housing Scheme” which is spread over 10 acres with 1660 apartments with no maintenance charges for five years. The scheme offers 1540 units of 1 BHK and 120 units of 2 BHK apartments under affordable housing.

All applicants can obtain the application form from Raheja Developer’s office at 406, 4th Floor, Rectangle One, District Centre, Saket, New Delhi-110017 by paying Rs 450/-. Application form can also be purchased from ICICI Bank, HDFC Bank, IDBI Bank, Yes Bank, Kotak Mahindra Bank, FEDERAL Bank, Bank of Baroda and Punjab National Bank.

Applicants can also submit their booking amount through Demand Draft/ Banker’s cheque/ Crossed cheque to the same office mentioned above. Registrations are open from 19 November 2014 and the last date of registration is 30 December 2014.

The allotment of apartment will be done by the draw system in the presence of a committee consisting of Deputy Commissioner or his representative, Senior Town Planner and DTP of the concerned district and representative of colonizer concerned.

Payment Terms
I. With application: Booking amount, i.e.,
For Category 1 (1BHK – Type1): 5% of cost of flat ( Rs. 76,201).
For Category 1 (1BHK – Type2): 5% of cost of flat ( Rs. 78,305).
For Category 2 (2BHK – Type1): 5% of cost of flat ( Rs. 1,16,043).
For Category 2 (2BHK – Type2): 5% of cost of flat ( Rs. 1,17,800).

II. On allotment additional 20% of cost of flat
For Category 1(1BHK – Type1): Rs. 3,04,804.
For Category 1 (1BHK – Type2): Rs. 3,13,221.
For Category 2 (2BHK – Type1): Rs. 4,64,173.
For Category 2 (2BHK – Type2): Rs. 4,71,200.

III. Balance 75% of the amount in six equal monthly installments over three year period. No interest shall fall due before the due date of payment. Any default in payment shall invite interest at the rate of 15% per annum on delayed period.

      • Wrong : There is 1 Year Lock In Period to sale

        See Rule 33. in form :
        33. Upon the allotment of the apartment to the
        applicant{s), he shall not be entitled to transfer or sell the flaUunit for a period of one year from the date of
        taking over the possession of the flaUunit. Breach of
        this condition shall attract penalty equivalent to
        200% of the selling price of the flaUunit. The transfer
        of the flaUunit through execution of irrevocable
        general power of attorney (GPA) where the
        consideration amount has been passed to the
        executor or any one on his behalf, will be considered
        as sale of the flaUunit and the same will be counted
        as breach of terms and conditions of the said policy.

            Following few concerns on the said scheme which comes to mind are : –
            a) There is nothing mentioned about the possession date of this project.
            b) Environment clearance is not yet obtained. Ref Note no 7.
            c) What is take of new Haryana Govt about these projects? As far as I understood, they are against land allotment policies of the previous Haryana government.
            d) Rule no 16
            16. The Applicant(s) acknowledges that only one two wheeler
            parking site shall be earmarked for an
            applicant which shall be allotted to him. No car parking
            shall be allotted to any applicant in the said project.
            The parking space shall be the integral part of the
            flat Unit and shall not be used, transferred or dealt with
            independently of the flat Unit. The balance available
            parking space, if any, beyond the allocated two wheeler
            parking sites, can be earmarked by the
            Company as free-visitor-car-parking space. The
            Applicant(s) agrees not to park their vehicle(s) on the
            pathway or open spaces of the Building /Complex or at
            any other place except the space exclusively allotted,
            for the purpose.

            Please share your thoughts as this will definitely help in making a decision for applying or otherwise.

      • Rule No 7 from application from
        7. The date for draw of lot will be fixed after receipt of
        Environment clearance and will be announced through
        advertisement. It shall be issued by the Developer
        informing the applicants about the details regarding
        date/time and venue of the draw of lots in the same
        newspapers in which the original advertisement was
        issued. All non-successful applicants shall be refunded
        back the booking amount within 15 days of holding the
        draw of lots. If the Company is not in a position to refund
        the booking amount within the aforesaid period, the
        Company shall refund the said amount with simple
        interest at the rate of 10 % per annum calculated for the
        period beyond 90 days from closure of booking ( i.e. 90
        days from last date of application of booking)

  10. I have received a letter from Raheja regarding various approvals they have got and mentioned that draw would happen shortly. I got this letter on May 7th. Anyone aware about the draw date? Our registration money is blocked since more than 6 months now!

      I also submitted the application for this project. I talked with customer care agent of raheja developer and they only said the draw will come in 15 days every time they dont give me a proper date of draw. Now they finally told me the draw will come between 7th to 10th july and will not extend the date.

  11. Raheja has cheated us big time…Every time they say draw will happen shortly, ultimately it never happens. Moreover building plan has been revised and it is still under approval, Is anyone aware of this? My money is blocked with them for past 7 months. You know what, you can apply for the flats this time too by back door. RAHEJA DEVELOPERS has cheated us…

  13. Results are out but Raheja Has cheated us. I have apllied for 2 BHK type 1 but they have allotted me 2 BHK Type 3 which was not at the time of application.
    The carpet area is much smaller.

        • Same happened to me. I applied for 2BHK Type 1 but was allotted Type 3. This type is too small and it was not even mentioned in application form. Have you gotten your refund. What course of action have you taken. My contact is 9899991864.
