JDA want Housing Schemes in U2 areas of Jaipur Master Plan 2025

The Jaipur Development Authority is eager to provide more houses to the people of Jaipur by making amendments to the 2025 master plan of Jaipur.

According to TOI sources, a proposal has been made to provide relaxations and allow realtors to develop housing projects in U2 areas. According to the senior planning official, the amendments in the master plan will allow realty developers to launch and construct housing schemes in less than 10 hectares of land which was not allowed earlier in the U-2 areas. A final nod on proposal from the state government is awaited.

U2 areas in the master plan are defined as the immediate influence area of the U1 and the Satellite towns. U1 area is already been marked as the high density urbanisable area where no land is available for new residential projects. And, since, U2 area is mostly rural where most of the land is vacant and unused and hence can be used to develop houses.

The U-2 area is divided into Low Intensity Zone (LIZ) and High Intensity Zone (HIZ) i.e.; the U2 area overlapping with G2 is considered as Low intensity Zone (116 sqkm) while the rest of the U2 area falls under High intensity Zone(391 sqkm).

However officials have claimed that the proposal has been mooted as the small land owners were not able to develop and deliver housing schemes whereas big realtors were developing schemes and issuing land deeds on back dates.

Some real estate developers have welcomed the proposal of allowing housing developments in less than 10 hectare of areas in U2. According to the experts, it will have a positive impact on the residential market. It will be easy to afford the houses in U2 areas since the land rates are also not too high here. The demand of the housing is also expected to increase once the amendments are finalized and new schemes starts taking place.

JDA has sent the proposal of necessary amendments after the implementation of Jaipur master plan has completed 2 years.
