ADA to Build Mega Residential Colonies along Inner Ring Road

The Agra Development Authority (ADA) is planning to develop multiple mega residential colonies in 1,600 acre of land alongside the upcoming 23-km-long Inner Ring road. The ring road will connect the Yamuna expressway to Taj Mahal at Fatehabad.

The authority has already issued a notification for acquiring the requisite land for the project.

The land comes under four villages — Budhana, Etmadpur, Rahankalan and Raipur. Notably, a cluster of seven theme parks across 1,000 acre of land has also been proposed at Rahankalan.

The compensation for acquiring the land will be distributed through the revised land acquisition act which envisages to pay four times the prevailing circle rate to the affected persons. In this case, the present cost of land itself comes around Rs 640 crore.

To deal with this major issue of finance capital, the development authority will opt for land pooling and transferable development rights for executing the project. Private developers will also be sold land of 20 acre size each for developing colonies.

The authority, this time will not allow any construction up to 200 meter of river Yamuna which flows along the Inner Ring road route.

The 23-km-long inner ring road project will connect the Yamuna expressway near Kuberpur to National Highway-3 near Rohta village. The road project is being built under design-build-finance-operate-transfer basis and the deadline to complete it is 2016.
