State government launched the official website for online registration in CMDA Regularisation Scheme of Unapproved Plots/Layouts in Tamilnadu. Online applications are being accepted through web portal www.tnlayoutreg.in and the last date for submission of application is 3 November 2017.
Under the new regularlization scheme, unauthorized plots and layouts created before 20.10.2016 in Chennai and other parts of Tamil Nadu could be registered through www.tnlayoutreg.in. Chennai Metropolitan Development Authority (CMDA) and Directorate of Town and Country Planning (DTCP) has enabling the people to authorised their unauthorized plots and layouts through this scheme.
Regularisation Scheme of Unapproved Plots/Layouts
Regularisation of plots/layouts is in two stages given below:
First Stage – In this stage, CMDA/LPA/Regional Deputy Directors of Town and Country Planning Department would examine and issue an in-principle approved layout framework plan to the concerned local body.
Second Stage – After confirming the ownership of the plot and collection of the balance regularisation charge including other applicable charges, the local body concerned will issue regularization order and regularisation plan for the plot as per the in-principle approved layout framework plan.
Online Registration for Unapproved Plots
If you have unapproved plot and wishing to make it authorized, you can follow the online application process for regularisation of plots/layout given below:
Step-1: Go to newly launched official website www.tnlayoutreg.in

Step-2: Now choose the area of your application
- I – For Application in CDMA Area
- II – For Application in DTCP Area

DTCP Online Application Form Regularisation Plots
Using the above online application process, applicants can create a separate User ID and Password by using of which you would be able to check and track status and application stage.
As per the Tamil Nadu regularisation rules 2017 notified by state government for unapproved layout and plot, Rs. 10/- to be paid as regularisation fees for every square feet in areas falling within city municipal corporation. And for municipalities and town panchayats, beside village panchayats, the fees is Rs. 6/- and Rs. 3/- respectively.
