Lucknow, the City of Nawabs and Culture is all set to be extended in the new master plan 2031. Lucknow Development Authority has decided to include 197 more villages in the master plans of the city to bring in more township and housing projects. The real estate developers are cheering and welcomed the decision.
Master plan 2013 of Lucknow most importantly proposes the better road connectivity. The inner ring road route in the new Master Plan has been modified and approved so that it will cover many big private projects mushrooming around Sultanpur Road including the Hi-tech township, integrated townships and commercial projects coming up in the city. Construction of a 150 meter wide ring road around the city has also been approved by the LDA.
The route of inner ring road has been altered to give connectivity to SP government’s dream project, the Chak Ganjaria project that will comprise IT city, IIIT, modern milk processing unit, super-specialty hospital, officers’ training academy, housing projects etc. According to the experts, if everything goes with the plan, the property rates in these areas will increase significantly offering immense investment opportunities.
The eight lane ring road will deviate from Rae Bareli road up to Faizabad road and near Sultanpur road it will bifurcate around Indira Canal and will run along it. The road will bisect at the canal’s origin and run all along it. The canal will be flanked by four lanes on each side. However the authority will have to construct bridges over the canal at regular distance for the vehicles to change the lanes and take turns. According to the LDA, there is enough land available on both sides of canal to be easily used for the construction of 75 meters wide road.
However, the master plan 2031 has been prepared basis of earlier field surveys and satellite images. According to some experts, it is not a wise move to prepare the master plan just based upon the satellite images as it may be largely different from the actual scenario.

Hi I am planning to buy a property in Arsha infra Madhav greens at lolai near amity lucknow campus. But its map is approved by zila panchayat. Is it right to invest as it is not approved by LDA?
Ya sure u may purchase because bank also involve in their project and when LDA comes to cover his project then u have to pay development charge near about 144/sqft and in future project also be approved by LDA like Madahv puram .Madahv Puram is LDA approved project is also a project by Arsha infra developers pvt Ltd.
