Land Pooling Policy Delhi – LG Approved 95 Villages for Development

Today, Lt. Governor Anil Baijal has sanctioned the notification for the declaration of 95 villages in Delhi as DDA’ development Authority. The step is taken for implementing the land pooling policy for constructing affordable housing units in Delhi. According to the plan, about 25 lakh affordable houses will be made available in plane area of city.

The implementation will be carried under section 12 (1) of Delhi Development Act 1957 in five zones which includes number of villages which are described below:

Zone K-1 – 20 villages
Zone-L – 30 villages
Zone-N – 21 villages
Zone P-II – 23 villages
Zone-J – 01 village

All the development work in the area will be done by the Delhi Development Authority (DDA) such as basic physical and social infrastructure like sewerage, water supply, electricity supply, bus terminals, etc. The work will be carried out harnessing private potential in land assembly and physical and social infrastructure development.

Earlier, the land pooling policy was not active in the area due to which constructing housing unit on agricultural land of these villages was not allowed.

As per the information received from the source, if 50 acre and above of land is pooled by the DDA, the land-owning agency will have to return 60 per cent of pooled land to farmers. In case the land pooled in 5 acres, the DDA will have to return 48 per cent of the land.

The policy implementation assumes significance as the DDA’s Master Plan Delhi (MPD) 2021 proposes construction of 25 lakh housing units by 2021 for which 10,000 hectares of land will be required.
