Another Security Layer to the DDA Flats 5 Year Lock-In Rule

Delhi Development Authority“>Delhi Development Authority is all set to include another layer of security to its first time introduction of 5 year lock in period of flats in its housing scheme 2014. The authority will take biometric scans of all the allottees and will verify these after 5 year when DDA will transfer the ownership rights.

The authority is going to scan finger prints of all the allottees at the time of possession and then match those at the time of transfer of ownership rights after five years from DDA to the actual allottee. The authority has taken this step in order to ensure that there is no trading of flats or illegal selling.

According to the authority sources, many people are not happy with the 1 bedroom flats and are now willing to sell them off but the new biometric system will make it difficult for them. Only option left is to surrender the flat so that it can be allotted to the applicants in waiting list. There were about 24,000 one bedroom flats for lower income group out of total 25,034 offered in the scheme but many of the applicants for these flats were from the MIG and HIG categories.

DDA will also sign an agreement with all the allottees with the provision that they can not sell the flat for up to 5 years. According to the DDA vice chairman Balvinder Kumar, “Selling a housing scheme flat is totally illegal and firstly, it would be very difficult to carry out. The law will not support such a deal”. The authority will take necessary legal action against both the seller and buyer if such a transaction happens.

Delhi Development Authority“>Delhi Development Authority introduced this new rule of 5 year lock-in period for the first time in its housing scheme 2014. According to this rule, the allottee will not be allowed to sell the allotted flat for at least 5 year. The ownership rights will be with DDA till 5 years and then will be transferred to the actual owner.
